This role oversees the maintenance staff, schedules and coordinates repairs and capital projects, works with outside vendors, and upholds safety and operational standards to maintain a well‑kept community for residents.\n\nPay and Location Details\n\n20 scheduled hours per week at Rivercroft at a pay rate of $30.00 per hour (designated home property).\n\n20 scheduled hours per week supporting other Suhrco communities throughout the Greater Seattle Area, Bellingham to Lacey, at a pay rate of $38.00 per hour.\n\nThe candidate would be required to reside within the Greater Seattle Area to ensure reasonable access to the majority of the portfolio and allow for flexibility when coverage is needed.\n\nPrimary Duties\n\nConduct routine inspections of buildings, grounds, and equipment to identify maintenance needs, staffing requirements, and resource allocation.\n\nAssign, monitor, and review maintenance, repair, and renovation work; obtain and evaluate proposals from external contractors when necessary.\n\nOversee vendor and contractor projects to ensure work is completed according to scope, specifications, and quality expectations.\n\nProcure maintenance materials, tools, equipment, and supplies.\n\nDevelop, monitor, and manage the maintenance operating budget.\n\nTrack labor, materials, and expenses; compile reports and provide cost analysis to management.\n\nEvaluate contractor performance and submit bid recommendations for approval.\n\nAssist with general property upkeep, including unit turns and cleaning when needed.\n\nAttend scheduled meetings and participate in ongoing training and development.\n\nEnforce safe work practices and address safety or security issues promptly.\n\nQualifications\n\nMinimum 2 years related maintenance experience.\n\nCertificate from a technical school or college, or equivalent combination of education and hands‑on maintenance experience.\n\nDemonstrated experience leading or supervising a maintenance team.\n\nStrong analytical, organizational, and problem‑solving abilities.\n\nAbility to understand written instructions, work orders, and basic technical documentation.\n\nWorking knowledge of basic math, measurements, and calculations.\n\nPhysical capability to perform maintenance duties, including lifting up to 50 pounds, prolonged standing or walking, and working outdoors in varying conditions – Physical will be required post‑offer / pre‑hire.\n\nProfessional, reliable, and service‑oriented approach with a focus on resident satisfaction.\n\nBenefits\n\nDental insurance\n\nHealth insurance\n\nPaid time off\n\nVision insurance\n\nMileage reimbursement for travel associated with assignments at the other Suhrco properties.
