You'll work alongside the Maintenance Supervisor to handle service requests, maintain the property's appearance and safety, complete make-ready units, and make sure residents feel taken care of. This is a hands-on role that requires both technical skill and a customer-first mindset.What You'll OwnProperty Maintenance & Curb AppealComplete service requests within 24 hours or per community policyPerform minor repairs across carpentry, electrical, HVAC, plumbing, mechanical, painting, and flooringComplete turnkey process on vacant units, including trash-outs and make-readiesInspect grounds, rooftops, and buildings regularly; report issues to supervisorsMaintain curb appeal at all times - grounds, walkways, dumpster areas, pool, laundry rooms, and common areasPressure wash sidewalks, driveways, and garages as neededCheck and replace exterior lighting regularlyRepair and replace windows, screens, sliding glass doors, and similar fixturesSafety & ComplianceFollow all safety and hazard communication programs, policies, and proceduresKnow all utility meter cut-offs, fixture cut-offs, and sewer cleanoutsAssist with maintaining the preventative maintenance programHelp monitor inventory of parts and suppliesAdhere to all Standard Operating ProceduresTeam & Resident RelationsCommunicate clearly and professionally with residents, vendors, and team membersDistribute resident communications as neededSupport the Maintenance Supervisor in keeping the team motivated and on trackMaintain a clean, organized, and safe work area at all timesWhat You Bring2+ years of related maintenance experienceHVAC and EPA Certification I & II (required)Valid driver's license, current auto insurance, and reliable personal vehicle (required)Basic set of personal hand tools (tools are not provided by the community)Ability to read and write English; perform basic math functionsComfortable using maintenance equipment including ladders, refrigerant recovery units, paint equipment, landscaping tools, and cleaning chemicalsAbility to lift and move heavy items as neededBilingual in Spanish and English (preferred)What We OfferMonthly commissions - all active employees earn $125 per renewalHealth, dental, vision, pet, life, disability, and 401(k)18 PTO days per year (increases with tenure) + your birthday offPaid holidaysLeadership and skills trainingHoliday savings program and company eventsA real path to grow - we promote from withinCLEAR PM is a minority-owned and led company.
