{"schemaVersion":"jobsearcher.job.v1","id":"37d05d28ef58dc761e63ef9b","url":"https://jobsearcher.com/jobs/37d05d28ef58dc761e63ef9b","canonicalUrl":"https://jobsearcher.com/jobs/37d05d28ef58dc761e63ef9b","title":"Project Manager","description":"Project Manager\n\nSummary: CoBuild Construction Services’ Project Manager is responsible for managing on site construction\nactivities for a variety of tenant improvement in order to complete the work on time and on budget\nconsistent with the Policy and Procedures of CoBuild Construction Services, Inc.\n\nEssential Duties and General\nResponsibilities:\n\nReview plans and specifications to obtain clear and thorough understanding of scope of\nintended project\n\nReview building work rules, city building and zoning restrictions to know restrictions and\nlimitations of work site\n\nConfirm project subcontractor and vendor roster and verify buyout with project manager\nDevelop detailed project schedule sufficient for management of and execution of the work\nConduct weekly jobsite toolbox safety meetings\nCoordinate and schedule workmen\nMonitor subcontractor scheduled performance\nConduct preconstruction conferences to make sure long lead materials will be delivered in\na timely manner.\n\nReview and approve shop drawings for conformance to plans and specifications, and\nbuilding standards.\n\nMake sure work progresses consistent with CoBuild Construction’s policy and procedure\nProvide tenants, property managers and building visitors with clean and safe work area\nMonitor subcontractor cleanup and provide additional cleanup as necessary to maintain\nclean work site\n\nCommunicate project status reports to project manager, property manager and tenant\nAdvise project manager of any cost changes\nPre-qualify contractors & subcontractors, solicit bids, conduct pre-bid conferences\nSupervise project subcontractors to assure quality work is completed on time and on\nbudget\n\nConduct punch list inspections and manage contractors and vendors for timely completion\nAssure timely completion of punch list items and project closeout\n\nGeneral Management/Administrative\n\nManage field activities to prevent cost overruns or schedule delays\nManage team members to fully employ resources\nEnsure subcontractor compliance with contract terms and conditions, insurance\nrequirements, quality of materials and workmanship and schedule\n\nEstablish and maintain essential subcontractor and vendor resources\nDevelop and maintain accurate unit cost estimates\nScheduling with MS Project.\nUtilized ProCore Project Management system.\nEstablish appropriate project management systems for request for information,\nclarifications, change order requests & submittals\n\nLeadership & Management Capabilities\n\nUnderstand and advance CoBuild Construction’s corporate goals and objectives\nManage onsite work to provide exceptional customer service\nManage and motivate project subcontractors and vendors to improve their performance\nSolicit and develop good working relationship with a variety of qualified subcontractors\nand vendors\n\nQuality and accurate work product delivered consistently on-time\nWorks independently with little supervision of work product required by supervisor\nUses sound judgment in decision making responsibilities\n\nQualifications: To perform this job successfully an individual must be able to execute each essential duty\nsatisfactorily. Ability to\ninterpret and extensive variety of technical instructions in mathematical or diagram form and deal\nwith several abstract and concrete variables.\n\nComputer Skills: Internet software, E-mail (Outlook), moderate to advanced MS Word, Project and Excel\nspreadsheet capability. Bluebeam & Web based programs and applications (i.e. Procore,\nsmartsheets, etc.)\n\nThis position requires strong leadership and supervisor skills. You will be faced with opposition\nand “push back” from our subcontractors and you must have the ability to manage effectively\nthrough many difficult issues. You will need to accomplish the goals for CoBuild despite these\nobstacles.\n\nResponsibilities:\nThe physical demands described here are representative of those that must be met by an employee\nto successfully perform the essential functions of this job.
