We are currently searching for a Community Manager to work at Cypress Court and Ahoskie High School Apartments.DescriptionThe Community Manager is responsible for the overall performance of their assigned property. Duties include managing and directing the on-site staff, leading leasing and marketing activities, market analysis, resident relations and preparation/management of property budgets.Essential Duties and ResponsibilitiesAccountable for all aspects of the day to day operation of assigned propertyEnsure that all physical aspects of the property are fully functional at all times and maintained in an attractive conditionFrequent interaction with residents, proactively responding to their needs, focus on relationship development and achieving a high level of resident retentionAchieve the highest possible net operating income through implementation of effective cost controlManage the property in the most efficient and profitable manner possible given existing market conditions consistent with goals and objectives of Envolve Client Services GroupDevelop yearly operating and capital budget plans while being cognizant of how it potentially impacts NOICoordinate and supervise resident improvement and other capital projectsMonitor and enforce resident lease obligationsUnderstand and maintain strict adherence to State and Federal Fair Housing LawsCommunicate effectively with site staff members and ensure compliance of all personnel policies and proceduresProvide direction and oversight to property maintenance staff. Ensure that units/space conditions are in market ready conditionPromote and teach safe work practices and ensure all safety of site and the occupantsPerform regular inspections of managed property in accordance with pre-established schedules; recommend and coordinate necessary maintenance projectsBid, negotiate and manage vendor service contracts and one-time projectsEffectively maintain knowledge of the property and competitive properties through consistent evaluation of market condition and trendsTrain and mentor office staff in an effort to implement sales and marketing materials, which effectively maximizes rental income and results in high occupancyEnsure property compliance with all applicable Affordable Housing programs, including but not limited to HUD Subsidy, USDA, RD, LIHTC, HOME and other state and local programsProvide reports as requiredOther tasks as assigned.Education and Work Experience RequirementsHigh school diploma or equivalent, some college preferredMinimum of 3 years as a Community Manager or Assistant Community Manager required or equivalent management experienceMust have a valid Driver's licenseHCCP Certification preferredSpecific Job Knowledge, Skill and AbilityMust have strong financial management skills and be well versed in budgeting, forecasting and cost controlAbility to work effectively and lead the community staff in a fast paced, ever changing environmentSolid multi-tasking skills along with the ability to meet deadlinesAbility to communicate professionally and effectively with co-workers, residents, vendors and corporate staffMust be proficient with Microsoft Office (Excel, Word, and Outlook)Experience with Yardi preferredWillingness and ability to work weekends and holidays when the business requiresMust be able to travel for training and occasional business meetingsCompetitive salaries and bonusesMedicalVision401(k) plan with employer matchShort term disabilityLong term disabilityLife/AD&DPaid Time Off11 paid holidaysEmployee Assistance ProgramTraining and DevelopmentBackground Screening and Drug Test RequiredEOE Minorities/Females/Disabled/VeteransEqual Opportunity Employer/Protected Veterans/Individuals with Disabilities.
