This position involves the development, implementation, and monitoring of project control systems to ensure projects are completed on time, within budget, and to the required quality standards. The Construction Services Specialist will work closely with the Director of Construction Services, Project Managers, Engineers, and other stakeholders to maintain effective project tracking and reporting.\nQualifications & Requirements\nExperience:\nMinimum of 3-5 years of experience in project controls, cost management, or scheduling.\nExperience with large-scale or complex projects is preferred.\nSkills & Competencies:\nStrong understanding of project control principles, including cost management, scheduling, and risk management.\nProficiency in project management and controls software (e.g., Primavera, Microsoft Project).\nExcellent analytical and problem-solving skills.\nStrong communication and interpersonal skills.\nDetail-oriented with strong organizational abilities.\nPhysical Requirements:\nAbility to work in an office environment with occasional site visits.\nAbility to use a computer for extended periods.\nAdditional Information:\nPrimarily office-based with periodic travel to project sites.\nOccasional overtime or weekend work may be required to meet project deadlines.\nTypical job tasks\nCost Control:\nDevelop, track, and manage project budgets, ensuring alignment with financial guidelines.\nMonitor and analyze project costs, identifying variances, and implementing corrective actions.\nPrepare and process cost reports, change orders, and invoices.\nPerform quantity take-offs and prepare detailed cost estimates for materials, labor, subcontractor costs, equipment rentals, and various construction phases.\nPrepare bid packages, analyze bids from subcontractors and suppliers, and negotiate contracts to ensure competitive pricing and quality.\nScheduling and Planning:\nDevelop and maintain detailed project schedules, including critical path activities, task dependencies, and milestones.\nTrack project progress and update schedules as required to ensure deadlines are met.\nIdentify and resolve scheduling conflicts or delays by implementing effective solutions.\nRisk Management:\nFacilitate risk management activities, including identifying project risks and developing mitigation strategies.\nImplement project control mechanisms, including change management processes.\nMonitor and report on potential risk factors and their impact on project performance.\nProcess change order requests and manage selections throughout the project lifecycle.\nReporting and Documentation:\nPrepare and present cost forecasts, budget reports, and regular status updates on cost, schedule, and risk assessments to stakeholders.\nEstablish and maintain accurate project documentation and records, ensuring compliance with company policies and regulatory requirements.\nCoordinate with project managers and team members to ensure timely reporting of project performance metrics.\nQuality Control:\nPerform quality control audits to ensure that project outputs meet required standards and stakeholder expectations.\nEnsure adherence to best practices and industry standards for project controls.\nProcess Improvement:\nAssist in the development and implementation of project control processes, tools, and best practices.\nIdentify opportunities for improving Construction Services practices and contribute to process enhancements.\nClient Communication:\nCommunicate project control information to project managers, team members, clients, and stakeholders.\nFacilitate meetings and discussions related to project performance and control matters.\nCollaborate with architects, subcontractors, and
