Residential Property Manager
Job Description
Position Overview As a Director of Resident Care, you'll serve as a key leader within the on-site management team. You will be responsible for resident satisfaction, team leadership, day-to-day property operations, and upholding our community-centered values. This role requires flexibility, empathy, and a high level of interpersonal skills. Key Responsibilities Supervise, mentor, and provide ongoing training to Resident Care Specialists to ensure consistent quality of service and high resident engagement Travel between properties to provide on-site oversight, support, and accountability for daily operations and team performance Lead resident retention strategies, including managing renewals, planning community events, and resolving concerns in a timely and empathetic manner Oversee all daily resident communications, address lease violations, and coordinate efficient move-in and move-out processes Monitor and manage rent collection, delinquency follow-ups, and support the eviction process in coordination with leadership and legal teams Ensure accurate resident data entry and compliance in AppFolio; maintain a clean and organized office environment at each site Partner with on-site maintenance and leasing teams to drive operational goals and uphold community standards Conduct daily property walks to assess cleanliness, safety, landscaping, and curb appeal, escalating concerns as needed Plan, promote, and host resident events that foster a sense of belonging and connection within the community Maintain strict compliance with company policies, fair housing laws, safety protocols, and customer service expectations across all properties Performance Metrics 95% occupancy 50% renewal rate Less than 10% delinquency Resident event attendance of at least 30% of total occupancy 4-star or higher online ratings 23-minute average response time (inquiries/maintenance) 23-hour response time for maintenance or resident concerns ≤ 5 deficiencies on monthly site audits Qualifications 3 years of Experience in multifamily housing or related customer-facing industry Strong leadership and conflict resolution skills Excellent verbal and written communication Computer proficiency (AppFolio experience preferred) Professional, well-groomed appearance Valid driver's license, current insurance, and reliable transportation Available to work Tuesday–Saturday, including evenings as needed Must be eligible for hire in the United States Core Values Thoughtfulness: Keep the property welcoming and residents top of mind Care: Provide friendly service and uphold community cleanliness Accountability: Take ownership of daily responsibilities and team support Benefits 401(k) with 5% employer match (after 6 months) $150/month health insurance allowance $25/month cell phone allowance Mileage reimbursement 10 days PTO annually (accrued) paid holidays CAM certification support and reimbursement (after eligibility) Career development and continuing education reimbursement opportunities (pre-approved) Company Description Places Management is a fast-growing, people-first property management company dedicated to delivering exceptional resident experiences and unmatched client service.
