formas.\n\n· Prepare and review budgets, cost estimates, scopes, schedules, and construction proposals.\n\n· Review architectural, civil, structural, and construction plans.\n\n· Manage zoning, planning, permitting, entitlements, and municipal approvals.\n\n· Serve as the primary liaison with city and township officials, planning and zoning boards, building departments, engineers, and other agencies.\n\n· Attend municipal meetings, present project applications, respond to agency comments, resolve approval conditions, and move projects through the approval process.\n\n· Coordinate with architects, engineers, attorneys, contractors, and consultants.\n\n· Identify design, cost, construction, and approval issues early.\n\n· Review contractor/subcontractor pricing and lead value engineering.\n\n· Track project costs, approvals, schedules, and risks from acquisition through construction.\n\nQualifications:\n\n· A minimum of 5 years of experience in multifamily development, construction, or preconstruction, preferably wood-frame construction.\n\n· Strong knowledge of development pro formas, construction budgets, zoning, permitting, and municipal approvals.\n\n· Proven experience working directly with municipal officials and government agencies to secure development approvals and permits.\n\n· Ability to read plans, evaluate project feasibility, and manage multiple projects.\n\n· Proven experience moving development projects from initial evaluation through approvals and
