The Maintenance Technician supports this mission by installing, maintaining and repairing machinery, equipment, physical structure and other systems for the health and well-being of clients, visitors and staff.Essential Duties and Responsibilities include but are not limited to the following:Repairs, installs, replaces and maintains machinery, mechanical equipment, electrical equipment, fixtures, appliances, plumbing, tools and building materialsReplaces light bulbs where and when neededComplies with life safety codes for the facilities and equipment required at all locationsHas knowledge of pertinent laws, EPA and OSHA regulations governing proper storage and management of hazardous materials.Provides preventive maintenance on agency vehicles and equipmentProvides on-call coverage on a rotational basis as neededConducts visual inspections of boiler rooms, other equipment rooms and groundsHas knowledge and understanding of the agencies internal and external customer needs and is committed to meeting or exceeding those expectationsHas a high level of knowledge of building maintenanceAble to read and understand blueprints, fire control, life safety and securityComfortable working with machinery and mechanical equipmentAnswers service calls, as requiredCompletes assigned preventative maintenanceCompletes logs and enters work orders completedHas daily contact with tenants and the general public and is able to interact with them in a professional mannerPossess strong communication skills and provide excellent customer serviceAble to work with multiple types of software to enter necessary data for management of buildingsDealing with problems involving several concrete variables in standardized situationsHandling and operating hand tools, power tools and motorized lawn equipmentTyping and basic computer usageMaintains company vehicles and equipmentDrives agency vehicles as requiredProvides for continuous and unimpeded use of the physical facilities by clients, staff and visitorsPrepares reports as requestedPerforms fire pump and other safety inspections on a regular scheduleResponsible for following all organization and department precautions and procedures in the performance of all duties to ensure a safe work environment for self and othersMakes efficient use of work time to accomplish assignments as well as the ability to accept or respond to change in the work environment in a way that promotes the organization's goals and objectivesQualifications:Must have a valid driver's licenseMust have reliable transportationMust not pose a direct threat to the safety and health of himself/herself or othersAble to read and follow instructions, warnings, procedures, etc.Able to effectively and professionally communicate both orally and in writingMust be available to work evenings and weekendsAble to follow company procedures regarding proper key controlPossess excellent customer service skillsAble to inspect roof tops effectivelyAble to maintain a professional appearanceMust be able to communicate effectively by using a cell phone and computerAble to perform routine maintenance and repairsMust have the ability manage multiple projects and meet crucial deadlinesAbility to communicate effectively with in different capacities throughout a dayFlexibility is a must in this position because an ordinary day can change very quicklyValid Driver's license, proof of insurance, and a MVR report acceptable to the company's liability insurance carrierHolladay Mission and Values: All associates are expected to live Holladay's Mission and Values in their everyday interactions with each other, external clients, and stakeholders as defined below:Mission: Enriching lives through investment and serviceENRICH Values:Entrepreneurial - We are empowered to dream and take risks, to challenge conventional wisdom and demand continuous improvement, to innovate, create, and inspire change.Nurture - We encourage and support the growth and development of each other, our clients, and our communities.Respect - We recognize and acknowledge the inherent value of others.Integrity - We do the right thing. This range is subject to local, state and regional dynamics and may be adjusted up or down depending on market conditions.Physical Demands:Work in various body positions to complete tasksAble to perform repairs on buildings and lights at heights up to 30 feetAble to travel up and down 3 flights of stairs during work day transporting up to 80 poundsAble to help remove snow from sidewalks, steps, and driveways as needed (8 hours or more)Able to tolerate temperatures of 100 degrees or more and below freezing temperatures while working outdoorsPossess excellent customer service skillsAble to inspect roof tops effectivelyAble to maintain a professional appearanceMust be able to kneel, crouch, crawl, reach, push or pull up to 80lbsAble to maintain mobility to complete job tasks in adverse conditions (rain, snow, heat, cold)Must be able to communicate effectively by using a cell phone and computerAble to climb stairs multiple times daily while transporting itemsAble to effectively use a ladderAble to perform routine maintenance and repairsSupervisory Responsibility:This position does not have any supervisory responsibilityPromotional Opportunity:Associates with more than twelve (12) months of service may request consideration to transfer to other jobs as vacancies become available and will be considered along with other applicants.
