Maintenance Technician

Southridge Commons is seeking a Maintenance Technician or Supervisor to care for a 113 unit conventional community on the south side of Lafayette, Indiana. The community is just 4 mid-rise buildings and was built in 2000. The community has only ever had one owner, and they are excited to put resources in to improve the property. We offer an on-call bonus and competitive benefits.We have recently taken over management of the community and have a fresh start with our wonderful residents. After we are stabilized, we anticipate around 2-3 work orders per day and approximately 5-6 apartments turns/make readies per month. This is a fabulous opportunity for someone who prefers a small team and to work independently.Job DescriptionA Maintenance Technician is responsible for keeping the property and resident apartments in proper working order. A Maintenance Technician should be able to correct basic to moderate issues in any area of the community and should deliver exceptional customer services to all residents and prospects. As a Maintenance Technician, you will be responsible for embodying and working to reinforce Gray Residential mission, values, culture, and goals.Job ResponsibilitiesComplete maintenance service requests, as assigned, in an effective and efficient mannerAssist in organizing the maintenance office and all equipment allocated to itParticipate in on-call maintenance scheduleFollow corporate policies and procedures in terms of tag out, equipment, customer service, notifications, etcComplete the apartment turn process efficiently and effectivelyKeep grounds and exterior and interior of the community clean and in proper working order, including assisting with snow removalAssist in keeping safety, inventory, equipment, incident, and material safety data sheet (MSDS) binders up to dateAssist in conducting routine audits on interior and exterior of the property, amenity areas, and all maintenance and amenity equipmentConduct preventative maintenance routines (i.e., filter changes, thermostat checks, etc.)Keep the make ready board up to dateAssist any contractors and/or third-party vendors that are at the propertyMaintain proper working order for all equipment that is assignedMaintain a friendly customer service environment with energyAssist with capital expenditure (CAPEX) walks, routine inspections, and if applicable REAC InspectionsAssist in updating inventory levels in property management softwareComplete all training that is assignedComply with all federal and local laws, federal mandated regulations, and company issued policies and proceduresOther duties as assignedGray Residential offers a competitive compensation package, including but not limited to:Medical Insurance401k Plan with employer matchCompany paid dental and vision insuranceCompany offers short- and long-term disability, as well as life insurance optionsPaid time off structureCompany paid holidaysApartment discount programEmployee referral programGray Residential and Gray Capital is an equal opportunity employer and a drug free workplace.Powered by JazzHRAbkQGFHbOA
