We manage over 23,000 housing units across 229 communities throughout the western and mid‑United States.\n\nJob Summary\nThe Maintenance Supervisor is a hands‑on supervisor responsible for leading the efforts of the maintenance team to ensure the property is in top condition. The role oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the community meet the Company’s standards for cleanliness, appearance, safety, and overall functionality. In coordination with the Property Manager, the supervisor also supervises and schedules maintenance activities for all maintenance staff.\n\nClassification\nFull‑Time, Hourly/Non‑Exempt\n\nShift\nMonday - Friday 8 a.m.–5 p.m.\n\nCompensation\n$19–$22 per hour (Eligible for Monthly Commissions)\n\nEssential Duties\n\nSupervise and schedule maintenance activities for the property and maintenance staff.\n\nSupervise maintenance staff and communicate assignments and major tasks to be completed.\n\nComplete and evaluate the daily/weekly completion of all work orders.\n\nMonitor and maintain required permits for operating the property, such as pool, elevator, etc.\n\nAssist the property manager with supervising all work by outside contractors.\n\nEnsure all equipment is operated in a safe manner.\n\nCreate schedules and be available for on‑call for after‑hours, weekend, and holiday emergencies.\n\nInspect each vacant unit during and after make‑ready activity.\n\nCoordinate, schedule and respond to service requests.\n\nEstablish priorities for service request and assign service request to maintenance staff.\n\nRepair/replace appliances, plumbing systems, AC/heating/electrical systems as needed.\n\nRepair/replace any unit material and perform regular maintenance requests.\n\nIdentify and schedule preventative maintenance, such as filter change, power washing, etc.\n\nDevelop maintenance schedules and enforce them among maintenance staff.\n\nOrder supplies and manage the maintenance budget.\n\nAssist the property manager in the budget process and ordering of materials and supplies.\n\nObtain approval prior to placing orders for major expenses and for unbudgeted items.\n\nManage property maintenance personnel.\n\nCreate, mentor, and manage a cohesive maintenance team in accordance with policies.\n\nEnsure staff receives new hire safety orientation as well as annual safety training.\n\nReport any worker’s compensation issues and/or employee incidents immediately.\n\nOther duties as assigned.\n\nRequirements\nRequired\n\nHigh school diploma or GED.\n\nMinimum 2 years’ general residential maintenance experience.\n\nMinimum 2–3 years’ supervisory experience.\n\nWorking knowledge of HVAC, plumbing, electrical, fire protection, and energy management systems.\n\nCertifications/licenses as required by local, state, or other regulations.\n\nMust have reliable transportation, maintain auto insurance, and have a valid driver’s license.\n\nStrong communication and customer service skills.\n\nAbility to work on‑call as scheduled and work weekends and after hours as necessary.\n\nPreferred\n\nBilingual or multilingual skills.\n\nBenefits\n\nMedical, Dental, and Vision\n\nSupplemental Insurance available\n\nEmployer paid Life, AD&D, LTD, and STD\n\n401(k) Plan\n\nPaid Vacation TimePaid Sick Time\n\nOpportunity for career advancement and continued education\n\nEqual Employment Opportunity Statement\nWe are committed to equal employment opportunity regardless of race, color, ancestry, religion, sex, national origin, sexual orientation, age, citizenship, marital status, disability, gender, gender identity or expression, or veteran status.
