This position manages preventive maintenance, facility repairs, vendors, contractors, inspections, and improvement projects to ensure properties remain safe, functional, and well maintained.\n\nRequirements:\n\nEssential Duties:\n\nOversee the maintenance and general condition of all company-owned buildings, offices, facilities, grounds, and other assigned properties.\nSupervise the maintenance technician team and manage their work schedule.\nConduct routine property inspections to identify maintenance needs, safety concerns, deterioration, and potential repairs before they become significant issues.\nDevelop and maintain preventive maintenance schedules for company properties and building systems.\nEnsure facilities are clean, functional, safe, professional, and maintained according to company standards.\nRespond to facility emergencies and coordinate timely repairs when urgent issues arise.\nMaintain an organized system for receiving, prioritizing, tracking, and completing facility work requests.\nCoordinate maintenance activities with employees and department leaders to minimize disruption to business operations.\nCoordinate the inspection, maintenance, repair, and replacement of building systems, including:\nHVAC systems, Electrical systems, Plumbing, Roofing, Lighting, Fire and life-safety systems\nSecurity and access-control systems, Doors, windows, and building finishes, Parking lots, sidewalks, fencing, and exterior areas, Landscaping and irrigation systems.\nIdentify recurring maintenance problems and recommend long-term solutions.\nMonitor the condition and useful life of major buildings, useful life of major building systems and assist with planning future replacements and capital expenditures.\nIdentify, evaluate, and manage qualified contractors and service providers.\nObtain competitive bids and estimates for maintenance, repairs, renovations, and facility projects when appropriate.\nReview scopes of work and ensure contractors complete work according to agreed specifications, schedules, and company expectations.\nMonitor vendor performance, quality, responsiveness, and costs.\nVerify completion of work before approving invoices for payment.\nMaintain relationships with key vendors and contractors to support timely response to facility needs.\nAssist in developing and managing the annual facilities maintenance and repair budget.\nTrack facility expenses and identify opportunities to reduce costs without compromising safety, quality, or reliability.\nReview invoices, estimates, service agreements, and maintenance contracts for accuracy and appropriate pricing.\nDevelop recommendations regarding repair versus replacement decisions.\nAssist leadership with forecasting major facility repairs, replacements, and capital improvement needs.\n\nEducation:\n\nHigh school diploma or equivalent required; Bachelor’s degree in Facilities Management, Construction Management, Business Administration, or a related field preferred.\n\nExperience:\n\nMinimum of 5 years of experience in facilities management, property maintenance, construction, building operations, or a related field.\nExperience overseeing multiple properties or locations preferred.\nWorking knowledge of HVAC, electrical, plumbing, general building maintenance, and construction.\nExperience managing contractors, vendors, bids, and facility projects.\nStrong organizational, problem-solving, budgeting, and communication skills.\nAbility to manage multiple priorities and respond to urgent facility needs.\n\nLocation:\n\nKillam Development., Ltd is located Laredo, Texas;
