There are also several city and association parks, including an aquatic center, for the residents' enjoyment.The Facilities Director is responsible for overseeing and performing a wide range of operational tasks that will play a crucial role in executing our company’s purpose statement: We build community by bringing people together in the neighborhoods where they live and, in the offices, where we work. Simply put, we create experiences that connect people.What You’ll AccomplishOversees the facility maintenance of association-owned propertiesRoutinely inspects facilities, establishes and implements a preventative maintenance schedule/calendar, and maintains records of planned serviceObtains multiple bids for contracted work and issues work ordersBuilds key relationships with vendors and contractors while directing and evaluating their performanceReviews invoices prior to payment to ensure accuracyMeets with insurance adjusters in the event of an insurance claim involving common propertyProvides written reports and photo documentation of any facility damageEstablish and maintain a maintenance schedule in accordance with the association’s annual operating budgetWhat We’re Looking ForStrong communication skills, both written and verbalA minimum of 5 years of experience in facilities management/maintenance Technical degree preferredProject management skills, including the ability to plan and execute on deliverables Knowledge to read and understand contracts, construction plans, and schematicsAbility to establish and maintain good working relationships with Board, staff, residents, volunteers, and contractorsStrong supervisory skills to manage the work of employees, contractors, and vendorsAbility to work evenings and weekends as necessary and respond to after-hours emergenciesStrong computer skills with Microsoft OfficeSkills in carpentry, HVAC, electric, plumbing, and other building tradesMust be able to work outdoors in various weather conditions, particularly high heat, and to walk long distances to perform physical inspectionsMust be able to repetitively lift and carry up to 50 lbs. and perform other physical laborA valid driver’s license and vehicle insuranceMust pass a pre-employment physical, drug screen, and background checkIf driving is, or becomes, a requirement of the role, it is required, at all times, that you hold a valid state driver’s license for the class of vehicle you are driving, maintain a clean motor vehicle report, and hold current automobile insurance at statutory limits. You must notify Human Resources immediately regarding any change to your motor vehicle standing. CCMC may periodically review motor vehicle reports to ensure compliance with these requirements.The physical requirements can vary, but generally, they may include:Mobility: Ability to walk the grounds long distances in various weather conditions.Lifting and Carrying: Occasionally lifting and carrying supplies or equipment up to 25 pounds.Extended Sitting or Standing: Capability to sit or stand for extended periods during meetings or events.Manual Dexterity: Skills in using technology, including computers and mobile devices.Driving: Ability to operate a vehicle to perform certain job functions.
