Job Summary The Construction Project Manager will be responsible for the management of renovations and construction for all existing IGHL properties. Directs vendors and contractors in the planning, coordination and execution of work to be completed on time and within budget while maintaining safety standards. Duties and Responsibilities E- Connotes Essential Functions E-1 Establish and manage the agency’s project list for renovations of existing properties and new construction. E-2 Maintain Vendor List, establish new vendors, obtain W9/Liability Insurance and complete vetting with compliance E-3 Create scopes of work and send projects to potential bidders. Oversee bid process and award projects to most competitive bidder while ensuring compliance requirements are met. E-4 Review construction projects in depth to establish a timeline. Review work progress on a daily basis and visit project sites as needed. Ensure adherence to scopes of work and blueprints E-5 Complete appropriate permit applications and filing with municipalities E-6 Ensure renovation and construction plans are cost effective option including the management of RRR (Residential Reserve or Replacement), OPWDD and the development team. E-7 Coordinate and direct construction workers and contractors E-8 Ensure quality construction standards and the use of proper construction techniques E-9 Establish safety plans in conjunction with Quality Assurance E -10 Manage payment schedule and coordinate payment of invoices with finance. E-11 Post Signage on construction job sights to meet town regulations E-12 Proactively identify potential adverse events and formulate remedial and corrective strategies E-13 Adheres to all safety policies and procedures E -14 Prepares internal and external reports and communications pertaining to construction status and project completion 15 Assists in inclement weather / snow and ice management / agency wide weather events. 16 On call as needed 17 All other duties as assigned Position Requirements and Qualifications · High School Diploma/GED required. Construction Management (AAS/AS), Building Construction Technology (AOS), Building Construction Technology (AOS) or related field preferred. · Minimum five (5) years construction experience required. · Strong interpersonal skills and leadership capabilities · Knowledge of construction management processes, methods, means, stages of construction, and regulations. · Excellent time and projects management skills · Prior working experience in construction management · Must be able to work with electronic devices and proficient with MS office suite · Valid NYS Driver’s License · Must be able to lift 50 lbs IGHL CORE VALUES INTEGRITY: We are committed to an environment that is authentic, fair, honest and operates ethically.
