This role oversees building operations, space planning, maintenance, vendor relationships, leases, contracts, budgets, capital projects, and facility-related needs across all locations. The Facilities Manager also leads the Facilities team, builds strong relationships with internal partners and external vendors, and maintains a safe, professional, welcoming, and brand-aligned work environments that support a positive team member and client experience.\n\nWHAT YOU'LL BE DOING:\n\nLead and oversee the Facilities team, providing clear direction, timely communication, coaching, and support to ensure strong service delivery across all Alerus locations.\n\nMaintain and enhance strategic space plans and facility records for each major market, including owned and leased facilities, lease terms, annual operating expenses, floor plans, hoteling/open workspace, vendor and contract information, maintenance schedules, budgets, capital project updates, and growth or consolidation plans by department and location.\n\nPartner with leaders, Human Resources, Marketing, Technology, and other teams to ensure office space supports business needs, brand standards, employee experience, and future growth.\n\nManage vendor relationships for facilities, including service providers, contractors, landlords, property managers, and other third-party partners.\n\nNegotiate, review, and manage facility-related contracts, leases, maintenance agreements, property insurance, and service-level expectations.\n\nBuild, manage, and be accountable for the total facilities operating and capital budgets, including monthly expense analysis, variance reporting, investment planning, and identifying opportunities to reduce expense while maintaining safe, professional, and well-managed facilities.\n\nMaintain and enhance a proactive maintenance plan to ensure facilities are safe, functional, professional, and well maintained.\n\nMonitor building operations, maintenance issues, safety concerns, repairs, signage, furniture, space utilization, and facility refresh needs.\n\nServe as the primary escalation point for facility-related emergencies and ensure timely resolution of issues across all company locations.\n\nMaintain and enhance the Capital Expenditures Budget to support long-term planning, property maintenance, facility improvements, and preservation of company assets.\n\nEnsure facilities reflect Alerus' brand standards and workplace expectations.\n\nLead facility transitions, renovations, office openings, closures, relocations, and construction projects by serving as the primary communication lead for impacted team members, internal partners, vendors, landlords, and other stakeholders to ensure projects are completed on time, within budget, and with minimal disruption to team members and clients.\n\nServe as a visible and responsive facilities leader by regularly connecting with team members, actively listening to workplace needs, and communicating decisions with clarity and empathy.\n\nObtain competitive bids on projects and, when appropriate, consider qualified vendors who are also Alerus clients.\n\nMaintain current knowledge of facility management trends, regulations, and best practices.\n\nWHAT YOU SHOULD HAVE:\n\nBachelor's degree in facility management, business, real estate, or related field preferred; equivalent experience considered.\n\n5+ years of commercial real estate, facility management, property management, or building operations experience in a professional environment.\n\nStrong understanding of building operations, maintenance planning, leases, contracts, vendor management, and facility budgeting.\n\nDemonstrated ability to manage vendor relationships, negotiate service agreements, and hold partners accountable for quality, cost, and responsiveness.\n\nStrong project management skills with experience leading facility improvements, office moves, renovations, construction projects, and capital planning.\n\nHighly detail-oriented and organized, with the ability to manage multiple locations, priorities, deadlines, budgets, and follow-up items.\n\nStrong leadership skills with the ability to set expectations, build culture, support team members, and create a high-service environment.\n\nExcellent communication and relationship-building skills with the ability to work effectively with leaders, team members, tenants, vendors, and external partners.\n\nProactive, responsive, and solutions-oriented approach to facility needs, maintenance issues, employee concerns, and business priorities.\n\nCommitment to creating safe, professional, welcoming, and brand-aligned workspaces that support a great team member and client experience.\n\nWorking knowledge of applicable building codes, safety requirements, and workplace compliance expectations preferred.\n\nWHAT WE BRING TO THE TABLE:\n\nCompetitive compensation including base salary, bonus and/or incentive opportunities.\n\nComprehensive benefits package providing a wide range of health and well-being benefits, including medical, dental, vision, life and long-term disability insurance;
