Vice President – Capital Formation

Company The Company is an AI-first commercial real estate private credit platform. The Company provides preferred equity and mezzanine debt financing to experienced multifamily operators through a proprietary investment structure. Their capital gives borrowers fast, flexible liquidity against low-leverage, cash-flowing assets. Since inception, the Company has deployed over $50M across 150+ transactions in 30 states, generating +20% realized IRRs with a weighted average CLTV of 60% and DSCR of 1.3x+ and has successfully managed multiple credit cycles including full-cycle workout recoveries. The Company is preparing to launch its first institutional fund and are building the capital formation function from the ground up. Position The Company is seeking an experienced Vice President - Capital Formation to own the end-to-end process of turning their 3+ year track record into a $35M - $50M fund. The VP will be responsible for building all investor-facing materials, developing and managing LP relationships, and ultimately closing commitments. This role reports directly to the CEO and Co-Founders. The successful candidate will have an entrepreneurial mindset and be well versed in AI, with proven capital-raising experience and deep connections with High-Net-Worth, Ultra High-Net-Worth, Family Office, and RIA investors nationwide. Primary Duties Daily responsibilities include, but are not limited to: Fund Launch and Capital Raise Lead the launch and capital raise for the Company's first round fund ($35M - $50M target) Build the full investor infrastructure from scratch: pitch deck, data room, PPM coordination with counsel, quarterly reporting templates, and LP communications Develop and execute a fundraising strategy targeting family offices, registered investment advisors, and high-net-worth individuals writing $1-5M checks Own the investor pipeline end to end: sourcing, outreach, meetings, due diligence responses, and closing Investor Relations and Reporting Build and maintain a CRM-driven investor pipeline with clear stages and conversion metrics Create and deliver quarterly investor updates, performance reports, and ad hoc communications Manage ongoing LP relationships post-close, including re-up conversations for future vehicles Coordinate with the Company's legal counsel on fund documentation, subscription agreements, and compliance Market Positioning and Distribution Develop the Company institutional positioning: track record presentation, risk/return narrative, and competitive differentiation Represent the Company at industry conferences, allocator events, and one-on-one investor meetings Build relationships with intermediaries including placement agents, wealth advisors, and fund-of-funds managers Collaborate with the CEO on content strategy that supports investor awareness (LinkedIn, events, thought leadership) Ideal Candidate Profile Proven track record raising capital from high-net-worth and family office investors, ideally at the “Fund I” or early-stage fund level (private credit, real estate, or fintech-adjacent experience strongly preferred). Deep familiarity with private credit and real estate investing; fintech exposure is a plus but not required. Ability to thrive in a niche investment strategy—comfortable articulating the intersection of tech-enabled credit and real estate without relying on broad institutional relationships. Strong network in Atlanta (preferred) or nationally; experience with remote/hybrid investor engagement. Self-starter with excellent communication, presentation, and relationship-management skills. Entrepreneurial mindset; excited to help scale a high-growth platform with real 20%+ returns and innovative financing products. Qualifications Required 5-8+ years of direct capital raising experience with accredited investors, family offices, and/or RIAs Have personally been responsible for closing $30M+ in LP commitments (not inherited platform AUM) Deep understanding of private credit and/or commercial real estate as an asset class Existing network of allocators who invest in emerging managers or alternative credit strategies Experience building investor materials and fund infrastructure from scratch (PPM, pitch deck, data room, reporting) Comfortable in a lean, fast-moving environment where you build the function, not inherit one Strong written and verbal communication: can translate complex credit structures into clear investor narratives Willingness to learn, use, and build with AI tools.
