Assistant Community Director
Position SummaryAs an Assistant Community Director, you are personable and act with integrity to provide quality service with a high level of professionalism. This role is responsible for assisting and supporting the Community Director in the efficient operation of a multi-million-dollar asset. This position will oversee and manage the financial and operational needs of the community through financial reporting, rent collections, invoice processing, expense tracking, and move out account reconciliations. This associate must have a passion for building relationships with demonstrated success in sales, customer service and leadership to be effective as the acting on-site leader in the absence of the Community Director. A successful Assistant Community Director is able to manage their time effectively, is detail oriented, a trustworthy team player, and takes pride in their work. In addition, this position needs to be accountable and attentive to provide excellent customer service skills when interacting with residents, associates and vendors.Primary ResponsibilitiesPrioritize leasing daily and conduct toursManage and negotiate all lease renewals in a timely manner and promote resident retentionComplete market analysis and shop competitive properties at least monthly; Implement marketing and leasing strategies dailyProvide supervision, direction, and structure to your team in the absence of your Community Director, or SupervisorAssist with monthly financial performance reports with onsite teams; support strategy for meeting budget, revenue management, and expense controlEnsure all leasing traffic is recorded and input dailyProcess prospective resident applications Follow Weidner Move-In Experience with all approved applicants; Conduct new move-in orientationsPrepare and disseminate deposit accountings accurately and on timeAssist with all resident, financial, analytic and reporting tasks for the communityEnsure market ready apartments, common areas and amenities are clean and maintained daily to Weidner’s quality standardsAssist team with distributing resident correspondence and notices while maintaining privacy of confidential and sensitive informationAccompany vendors to vacant and/or occupied units, as neededWork with Community Director to maintain inventory and pay vendor invoices timelyEnsure leasing office is clean, orderly, and professionally presentable at all timesCreate, store and maintain residential files, while ensuring strict confidentialityCollect revenues; including rents, deposits and feesAccept and document service requests; follow up upon completionFollow all company key logging and storing proceduresRegular and effective communication with Community DirectorPromote safety and use of Personal Protective Equipment (PPE) to minimize exposure to hazards that cause workplace injury and illnessInspect, respond to, and follow up with safety issues, accidents, liabilities and emergency situations immediatelyQualificationsQualifications:Prior property management experience requiredComplete tasks in a safe and efficient mannerAbility to work in a fast-paced environment with strong motivation to learn & contribute on a daily basisAble to give professional directions clearly in person, over the phone, email, and textExperienced in Microsoft products preferred (Word, Excel, PowerPoint and Outlook)Yardi and Paycom experience preferred; Willing and able to learn new software programsFollow Weidner’s Mission, Vision and Values and comply with all Weidner policies and procedures as well as all Fair Housing, local, state/province, and federal lawsPrompt, regular attendance; wear company dress code/uniform & maintain professional appearance at all timesWork effectively and cooperatively in a team environment and/or independentlyAbility to work outside of normal scheduled hours as neededWilling and able to be assigned to other Weidner properties as neededWorking knowledge of English; detail oriented, well organizedMust agree to a criminal background check and sign an agreement for voluntary drug testingMust have access to personal vehicle and/or reliable transportation, at all timesDriver’s license, vehicle and vehicle insurance must be valid and unexpired at all times and match the country in which associate will work
