Floating Maintenance Technician Reports To: Service Manager / Regional Service Manager Employment Type: Full-Time | Non-Exempt Schedule: 40 hours per week, as assigned. **On-call rotation required, including nights and weekends. As a Floating Maintenance Technician, you'll play a critical role in creating a clean, safe, and welcoming environment for our residents. What You'll Do As a key player on our maintenance team, you'll float across multiple properties, providing high-quality service and reliable support. Your day-to-day will involve everything from routine repairs to emergency responses, helping us maintain our commitment to excellence at every location. Core Responsibilities Corrective Maintenance:Respond to and complete resident service requests with professionalism and efficiencyPrepare vacant units for occupancy with close attention to detailHandle a wide range of building repairs without reliance on outside vendors unless directed Preventive Maintenance:Conduct regular inspections of buildings, systems, and groundsAddress issues with plumbing, lighting, HVAC, and structural elements before they become costly problemsWork with the Service Manager to maintain and improve preventive maintenance protocols Emergency Maintenance:Be available for after-hours and on-call duties as scheduledKnow emergency shut-offs and response proceduresFollow all company protocols in handling urgent issues affecting safety and habitability General Operations:Maintain and track inventory of tools and equipmentSupport special projects and assist across departments as neededKeep maintenance areas organized, clean, and OSHA-compliant Who You Are Qualifications:Minimum 3 years of experience in property or facilities maintenance (residential or commercial)High school diploma or equivalent preferredEPA Section 608 Certification - REQUIREDHVAC/CFC certification requiredValid PA/NJ/FL driver's licenseFamiliarity with Fair Housing lawsOwn and maintain a standard set of hand tools Technical Skills:Strong general knowledge of electrical, plumbing, HVAC, carpentry, and appliance repairComfortable using standard maintenance tools and following OSHA safety standardsAble to read and interpret service manuals, maintenance records, and property layouts Physical RequirementsAble to lift 50 pounds and perform physical tasks, including walking, bending, climbing, kneeling, and working outdoors in all weather conditionsComfortable working at heights and in confined spacesWilling and able to shovel snow, plow, and operate related machinery when needed Soft Skills & Culture FitStrong communication skills and a team-first mindsetPositive attitude, reliability, and personal integrityA sense of pride in your work and a desire to serve residents with respect and professionalismAbility to troubleshoot independently and follow tasks through to completionA commitment to upholding Klein's high standards and brand reputation Why Klein? • Competitive pay and benefits • Supportive, team-driven culture • Real career growth opportunities • A company that treats you like family • Pride in the properties and people we serve Note: Employment is contingent upon successful completion of a drug test and criminal background check.
