Maintenance Supervisor Jacksonville Apartments

We have a great opportunity for a motivated and knowledgeable Maintenance Supervisor to join our company, GMC Property Management. We are a family owned and managed company that has been in the multi-family industry for over 30 years. We are looking for a hardworking Maintenance Supervisor with a minimum of 3 years in the maintenance industry with fantastic customer service and time management skills. ESSENTIAL FUNCTIONSPerforming various maintenance repairs in electrical, plumbing, pool, masonry, carpentry, painting, building exteriors, and appliancesInspect sites regularly to identify problems and necessary maintenance.Maintain all inventory and equipment, as well as ensure proper storage.Conduct preventative maintenance work.Schedule make readies and vendors with the Property ManagerComplete work orders and follow up with residents as needed Complete and schedule preventative maintenance Ensure all make-ready repairs and services are completed effectively and on scheduleMaintain curb appeal with grounds work such as grounds pick up and common area cleaningWeekly supply ordering while maintaining the property’s monthly budgetPerform on-call emergency services and repairs as requiredRepresent the company in a professional manner at all times.Perform other related duties and responsibilities as required.KEY COMPETENCIESMaintain a professional and courteous manner with residents, vendors and team members Ability to use and own power and hand tools to effectively and safely complete maintenance tasks Must have the ability to follow oral and written instructions Must have time management skills Positive attitude and team playerREQUIREMENTSThree years of supervisory maintenance experience preferredWilling to rotate 24-hour emergency maintenance on-callPossession of valid driver’s license and up to date vehicle insurance OR reliable transportationEPA Certification is requiredPrior to employment pass criminal background screeningPHYSICAL DEMANDS & WORK ENVIRONMENTWork involves daily exposure to weather elements including heat, cold, humidity, wind and precipitation.Frequent contact with residents in and outside of their apartment homes including those with disabilities Must be able to lift up to 50 pounds, walk up and downstairs, stand, sit, bend, twist, stoop, kneel, use fingers and hands, and able to walk the property in its entirety.Must be able to work independently or as part of a team, as needed.SALARY & BENEFITSSalary for this full-time position will be commensurate with experience.Monthly bonus potential for on call duties as well as resident renewalsMedical, dental, and visionLife insurance and short-and long-term disability insurance401K OptionHousing DiscountPTO Plan
