Project Estimator
We are seeking an experienced Commercial Construction Site Estimator to support project development across North Carolina and South Carolina. This is a remote-friendly role with occasional travel to project sites and our Florida office. The ideal candidate brings deep knowledge of commercial construction estimating, a sharp eye for detail when working from site plans and construction documents, and the ability to produce accurate, competitive bids in a fast-paced environment.Position OverviewJob Title: Commercial Construction Site EstimatorKey Responsibilities• Prepare detailed and accurate cost estimates for commercial construction projects across NC and SC, including QSR (Quick Service Restaurant) and other commercial build types• Analyze site plans, architectural drawings, specifications, and other project documents to develop comprehensive quantity takeoffs• Solicit, evaluate, and negotiate bids from subcontractors and material suppliers• Collaborate with project managers, architects, engineers, and ownership to clarify scope and ensure estimate accuracy• Maintain and update estimating databases, cost libraries, and historical project data• Track bid deadlines and manage multiple estimates simultaneously without sacrificing quality• Identify risks, value engineering opportunities, and cost-saving alternatives during the pre-construction phase• Support the preconstruction process from concept through awarded contract• Attend occasional site visits and travel to the Florida office as neededQualifications• 5–8 years of experience in construction estimating, with a strong focus on commercial projects• Prior experience with QSR (Quick Service Restaurant) or retail commercial construction is highly preferred• Proficient in reading and interpreting site plans, civil drawings, architectural and MEP documents• Demonstrated ability to produce takeoffs and estimates independently from project documents — without requiring site visits for every bid• Proficiency with estimating software (e.g., Procore, Bluebeam, On-Screen Takeoff, or similar)• Strong knowledge of construction materials, methods, subcontractor scopes, and market pricing in the Carolinas• Excellent organizational skills and ability to manage multiple bids under tight deadlines• Strong written and verbal communication skills• Bachelor's degree in Construction Management, Civil Engineering, or a related field preferred — equivalent experience consideredAbout the RoleThis position offers the opportunity to work on diverse, meaningful commercial projects across two growing states, with the flexibility of remote work and the support of an experienced team.
