Senior Construction Project Manager

Senior Construction Project Manager PHNX Development Partners is seeking an experienced construction professional with ground-up residential subdivision and multi-family experience. The successful candidate must possess the knowledge and experience that will permit them to manage the entire construction process, including but not limited to: pre-development planning, scheduling, logistics, cost management, financial reporting, and construction operations. Additionally, the candidate must have strong interpersonal skills to collaborate effectively with the PHNX team, clients, and project stakeholders. Responsibilities Project Leadership & Oversight: Plan, manage, and lead all construction operations. Budget Management: Review all construction documentation, standards and specification schedules to create scopes for bidding. Develop and manage project budgets. Review and approve subcontractor invoices, change orders, and project-related costs. Scheduling & Timeline Management: Develop and maintain detailed project schedules using scheduling software. Provide regular updates, 2 week lookaheads, and document project progress. Team Supervision: Lead and supervise construction teams, including subcontractors, suppliers, and site staff. Ensure that team members understand project goals, deadlines, and responsibilities. Risk Management: Identify potential project risks and implement strategies to mitigate them. Ensure compliance with health, safety, and environmental regulations. Quality Control: Conduct site visits and inspections to monitor progress and ensure quality control. Ensure that all local, state, and national building codes and regulations and safety precautions are followed. Prepare for, schedule and attend all site inspections. Client & Stakeholder Communication: Serve as the primary point of contact for clients, subcontractors and all stakeholders. Coordinates all RFI’s and supplementary instructions for construction and ensures all affected parties are updated with most current drawing details and selections. Contract Management: Manage contracts and negotiations with subcontractors, suppliers, and vendors to ensure favorable terms, schedule and performance. Develop scope of work and specifications for inclusion in construction contracts. Documentation & Reporting: Maintain detailed project documentation, including progress reports, cost tracking, and project close-out documents. Qualifications & Requirements Education: Bachelor’s degree in Construction Management, Civil Engineering, or a related field preferred but NOT required. Advanced degrees or certifications (e.g., PMP, LEED, etc.) are a plus. Experience: Minimum of 10 years of direct experience in ground-up, residential construction project management, with a strong portfolio of completed projects and network of subcontractors. Experience in managing subdivisions, multi-unit single-family, townhouses and multi-family development required. Skills: Demonstrated understanding of the entire residential construction processes, and building techniques. Experience with volumetric modular construction methods preferred. Ability to organize and manage multiple projects simultaneously. Strong leadership and team management skills. Expertise in project scheduling, budgeting, and financial management. Excellent communication, negotiation, problem-solving, and decision-making abilities. Knowledge of local building codes, inspection process, zoning laws, and construction safety standards. Proficiency in construction management software - Procore & BuilderTrend Proficiency in Google Workspace and Monday preferred Entrepreneurial ownership mindset –makes smart decisions for business, puts clients and teammates first, collaborative, inquisitive, and self-motivated. Ability to perform the physical functions of the position, which may include, but are not limited to: ability to walk property, including up to 6 flights of stairs, to complete physical inspections. Certifications OSHA 30-Hour certification is preferred. Working Conditions Work primarily from our office and travel to project sites as needed throughout New Jersey.
