Development Manager

About the role:Terra Build develops and constructs luxury residential product across Northeast Florida. We are looking for a Development Manager who can carry projects from acquisition through completion, in the field and on strategy. This is not a desk-only role. You will be on sites, in front of municipalities, and working directly with principals who move fast and expect the same.If you know how real estate development actually gets done in Florida, from entitlements through a finished home, and you want ownership over real projects instead of a narrow slice of someone else's, this is the seat.What You Will DoManage development projects from land acquisition through project completionCoordinate entitlements, permitting, and approvals with municipalities and agencies across Northeast FloridaManage consultants, engineers, architects, and contractors through design and constructionTrack budgets, schedules, and scope across multiple concurrent projectsConduct due diligence on acquisition opportunities and feasibilityWork directly with company principals and report on project status, risks, and decisionsSolve problems in the field and keep projects moving without waiting for directionWhat You Need3 to 7+ years in real estate development, construction management, or luxury home buildingWorking knowledge of the Florida development process: entitlements, permitting, horizontal and vertical constructionExperience managing consultants, contractors, and budgets on active projectsComfort operating independently and managing multiple projects at onceA field-and-strategy mindset.
