The Chief Engineer is responsible for all mechanical and electrical operations, maintenance, plumbing, keying, lighting, life safety, and energy management within the facility.\n\nDuties:\nCheck building systems and operating conditions to ensure tenant comfort while maximizing energy savings\nRespond and interact with building tenants addressing any issues or concerns, identifying both short- and long-term solutions\nPerform diagnostic and repairs on building systems ensuring adherence to engineering best practices\nPrepare work schedules, assign preventative maintenance work utilizing Maximo CMMS to extend useful life of building equipment\nProvide Quality Control inspections on the work of subordinates and subcontractors to ensure maximum efficiency, economy, and work quality\nFacilitate effective communications and coordination between property management, engineering teams and maintenance staff\nEvaluate Property Management requests for tenant improvements, defining project scope, interaction with engineering teams for concurrence and approval\nManage document and files per building standards to comply with reporting requirements and audits from local authorities having jurisdiction\nIdentify subcontractors, solicit proposals, respond to Request for Information, review proposals and recommend qualified vendors to property management and engineering for project ranging to several thousand of dollars to more than one million\nCreate project schedules, supervise subcontractors ensuring compliance to project scope, time-lines, budgets, completing inspections, developing punch list and proper contract close out documents including as built drawings, product information and warranty information\nTrain, or arrange for training of, Contractor employees in the proper maintenance of building systems\nEstablish clear expectations, objectives and performance goals for team members\nPromote and ensure team adherence to all safety protocols and requirements\nCoordinate, schedule maintenance and repair work on a daily basis to provide on-time delivery of contract requirements\nProficiency with word processing, spreadsheet and project tracking software\nYou Should Have:\nPlease review the qualifications needed for the role:\nMaryland First Class license required\nMust have five (5) to seven (7) years recent experience in a supervisory capacity for operation and maintenance in a commercial building that is 300,000 square feet +\nAbility to work on several project simultaneously including HVAC, Elevator, Plumbing, Fire Alarm, Electrical Switchgear and Motor Control Centers and Building Automation Systems. Chillers, boilers, AHU, pumps, VAV, induction units, generator, etc.\nStrong communications and interpersonal skills to ensure teamwork and positive tenant relations\nWorking knowledge of Siemens Apogee BAS, reviewing equipment sequence of operations and digital controls\nProven experience in operating commercial building plant with multiple chillers\nStrong mechanical aptitude interpreting blueprints and building drawings\nDemonstrate a working knowledge of engineering and building systems\nEOE, including disability/veterans\n#INDHP\nWhy You'll Love Working With Us:\nComplete Building Services (CBS) is a company passionate about operating and maintaining buildings/facilities in the commercial and government sectors.
