Review\nFollows and incorporates First Bank’s Core Values.\nReview complete loan application packages for accuracy, completeness, and regulatory compliance.\nAnalyze loan structures, supporting documentation, and collateral to ensure eligibility and consistency with underwriting approvals.\nCoordinate internally with loan officers, underwriting, and closing teams to resolve file deficiencies.\nNote: This position does not obtain borrower financials but ensures all received documentation meets requirements.\nLoan Disclosures & Compliance\nPrepare and deliver all required loan disclosures.\nAll applicable federal and Florida-specific regulations\nMaintain responsibility for accurate HMDA data collection, validation, and reporting integrity.\nMonitor timelines to ensure disclosures and redisclosures are issued within regulatory requirements.\nObtain and verify insurance coverage, ensuring policies meet bank coverage requirements and underwriting/investor guidelines.\nLoan Closing Responsibilities\nPrepare loan closing packages for consumer loans, residential mortgage loans and commercial real estate and C&I loans.\nCoordinate closings with attorneys, title companies, and third-party vendors.\nReview all closing documents for completeness, accuracy, and compliance prior to funding.\nFacilitate loan closings sold through Fannie Mae (FNMA) and third-party brokers/investors.\nLoan Sales & Secondary Market Delivery\nEnsure loans meet Fannie Mae Selling Guide requirements.\nPrepare and deliver complete loan files through FNMA Loan Delivery.\nReview and clear any post-purchase conditions or delivery exceptions.\nCoordinate sale of loans to approved third-party brokers and investors.\nCollateral & Title Review\nReview and analyze:\nTitle commitments and policies\nSurveys\nAppraisals\nIdentify and clear title defects, liens, and exceptions prior to closing.\nEnsure proper lien perfection and collateral documentation across all loan types.\nCoordinates with legal counsel, title agents, and borrowers to cure any title deficiencies.\nConstruction Loan Administration\nManage all construction draws, including:\nReview of draw requests\nVerification of supporting documentation (inspections, lien waivers, etc.)\nEnsuring compliance with loan terms and budget controls\nPrepares all construction closing documents in accordance with the construction contract and bank policy.\nPost-Closing & Collateral Perfection\nTrack and obtain all post-closing documentation, including:\nFinal title insurance policies\nRecorded mortgages and any other applicable recordings\nUCC filings and continuations\nCoordinate perfection of collateral for specialized loans:\nDocument Management\nUpload, index, and maintain loan files within the institution’s document management system.\nEnsure all documentation is complete, organized, and audit-ready\nAdditional Responsibilities\nMaintain compliance with internal policies and procedures.\nAssist with audit requests, file reviews, and regulatory examinations.\nStay current on lending regulations, investor guidelines, and industry best practices.\nRequirements:\nQualifications/Requirements:\n3–5+ years of experience in loan processing and/or closing across consumer, residential, and commercial lending preferred\nExperience with construction lending and complex collateral preferred\nPrior experience with Fannie Mae loan delivery strongly preferred\nSuccessful completion of in-house training or an approved external training
