Compliance Specialist - Affordable Housing Bridgeview Village Apartments - Charleston, SC 29403 (Downtown) The Compliance Specialist ensures that affordable rental apartment communities comply with all federal, state, and local housing regulations. This role is responsible for monitoring eligibility, income certifications, rent calculations, and reporting requirements to maintain program compliance and funding eligibility. DutiesEnsure compliance with affordable housing programs such as LIHTC, HUD, Section 8, HOME, and other local or state programsReview and approve tenant applications, income certifications, and recertificationsVerify income, assets, household composition, and rent calculationsConduct internal audits of tenant files to ensure accuracy and regulatory compliancePrepare and submit required reports to housing authorities, investors, and regulatory agenciesMonitor regulatory updates and communicate changes to property management staffProvide training and guidance to onsite staff regarding compliance requirementsRespond to audit findings and assist with corrective actionsMaintain accurate and organized compliance records and documentation QualificationsHigh school diploma or equivalent required; associate's or bachelor's degree preferred1-3 years of experience in affordable housing compliance, property management, or related fieldKnowledge of affordable housing regulations (LIHTC, HUD, Fair Housing)Strong attention to detail and organizational skillsAbility to analyze financial and income documentationProficiency in property management software and Microsoft OfficeStrong written and verbal communication skills Preferred CertificationsCertified Occupancy Specialist (COS)Housing Credit Certified Professional (HCCP)Specialist in Housing Credit Management (SHCM) Work Environment & SkillsIn person office-based with occasional site visitsAbility to manage multiple deadlinesHigh level of integrity and confidentiality Job Type: Full-time Pay: $25.00 per hour Expected hours: 40 per week Benefits401(k)Dental insuranceHealth insuranceVision insurancePaid time off Schedule8 hour shiftMonday to Friday Ability to Commute (Required)Charleston, SC 29403 (Downtown)
