  • Perform accounting, analysis, reconciliation and monthly reporting functions related to lease accounting, including rents and taxes.
  • The following is a summary of the skills, knowledge and experience necessary to be successful in this position.
  • Demonstrate a proficiency of all aspects of the Lucernex system and how it interfaces to PeopleSoft.
  • Read new leases and amendments, and identify the accounting and financial information to be maintained and utilized in Lucernex for all occupancy related transactions.
  • Assist in the maintenance of lease info (base rent, step rent, percent rent, real estate taxes, etc.)
  • in the Lucernex system including verifying and/or inputting lease information within the Lucernex system.
  • Research landlord issues and information change requests and determine the appropriate course of action to be taken, including communications and calculations.
  • Act as point of contact with Real Estate and Legal departments related to leasing issues.
  • Review leased location schedules prepared by Legal/Real Estate departments and reconcile with Lucernex system monthly.
  • Upload and verify monthly sales into Lucernex.
  • Prepare G/L reconciliations and analyze occupancy related G/L accounts, including analytical review for all new and closed stores.
  • Calculate and accrue percent rent for current leases, modifications and new leases.
  • Reconcile annual percent rent paid amounts to percent rent accrual balances at lease year-end and record any adjustment accordingly.
  • Review percentage rents schedules due landlords.
  • Review for accuracy, completeness and reasonableness all occupancy expenses including percent rent expense, step rent expense, real estate tax expenses and make correcting entries if necessary.
  • Provide a detailed analysis of any variances to plan, prior month, and prior year.
  • Maintain schedule of owned real estate on a monthly basis for quarterly publication.
  • Assist with schedule preparation for year-end audit, quarterly reviews and SEC filings.
  • Assist with profit plan for occupancy costs as required.
  • Make manual adjusting journal entries at month end.
  • Offer assistance on special projects.
  • Other duties as assigned.
  • No supervisory responsibilities.

  • Must be able to make decisions or to render sound judgment.
  • Must be able to establish an appropriate course of action to accomplish specific goals.
  • Must demonstrate the ability be creative, develop ideas independently and think outside of the box.
  • 4-year degree in Accounting or equivalent experience required.
  • 3-5 years Corporate Accounting experience preferred.
  • Must have the ability to express ideas persuasively and clearly.
  • Good written and oral communication skills are required.
  • Must have the ability to reach logical conclusions based on evidence at hand.
  • The ability to create, be creative, and develop ideas and projects is important.
  • Must be able to make decisions or to render judgment.
  • The ability to establish an appropriate course of action to accomplish a specific goal is necessary.
  • Having the desire and ability to work in a team environment is essential.
